What is buildings insurance?

Buildings insurance covers the cost of repairing or rebuilding the structure of your home.

The structure of your home includes:

  • Walls, roof and windows
  • Kitchen and bathrooms
  • Conservatories
  • Garages, sheds and other outbuildings, such as summer houses
  • Drives and patios.

    What does MORE THAN buildings insurance cover?

    What fittings are covered?

    • Walls and ceilings
    • Roof
    • Fitted kitchens and bathroom suites
    • Windows and doors
    • Drives, paths and gates
    • Patios and paved terraces
    • Garden ponds, statues and fountains permanently fixed into the ground.

    What events are covered?

    • Theft
    • Fire
    • Water leaks
    • Vandalism
    • Malicious damage
    • Storms and flooding
    • Subsidence.

    What's not included

    • Gradual wear and tear of the structure of your property, for example, old draughty windows
    • Storm or flood damage to fences, hedges or gates
    • If your home has been left unoccupied for 60 days or more.

    When making a claim, an excess applies.

    Fixed excess:

    • £50 - compulsory plus your chosen voluntary excess
    • £1,000 - subsidence claims
    • £350 - water leak (escape of water)
    • £250 - accidental damage (if you choose this cover option).

    Who is buildings insurance for?

    Homeowners

    Your mortgage provider may ask you to take out buildings cover as part of your loan agreement. This is because it is your legal responsibility to ensure the structure of your home is in good repair. 

    You are responsible to repair and replace damage to your property and it can be expensive when things so wrong. Buildings cover could give you peace of mind and save you money if the worst should happen.

    Living in a flat

    If you live in a flat, you may choose to buy contents cover only. Please check your service agreement before taking out insurance to ensure your managing agent covers the structure of your home (buildings insurance). 

    Renting your property

    If you’re renting, then it’s usually your landlord’s responsibility to have buildings insurance in place. Please check your tenancy or service agreement. If you rent, the only thing you may choose to buy is home contents insurance.

    As a landlord, it's important to have the right insurance. Home insurance doesn't always give you the right level of cover. Our landlord insurance ensures that your property is properly insured if things go wrong.

    How much buildings cover do I need?

    We offer £1 million buildings cover, as standard. That means if your home is damaged and needs to be rebuilt we cover the costs up to £1 million.

    Remember, when you estimate your buildings cover, add up how much it is to rebuild your home. Land costs do not need to be included because you already have the land your home is built on.

    The Royal Institution of Chartered Surveyors (RICS) has a useful calculator to work out the rebuilding costs of your home using the Building Cost Information Service (BCIS) guide.
